Lots That Carry Trucks, Not Just Cars
Parking lot paving is a different job from a driveway. A lot takes garbage trucks, delivery vans and buses as well as cars, it collects water from roofs and neighboring land, and it usually has to stay at least partly open while the work happens. In Greensboro we pave and rebuild lots for churches, small offices, medical practices, shops, apartment communities and HOAs.
Heavier sections
HomeGuide's guidance calls for 4 inches or more of asphalt in commercial and heavy-wear areas, compared with 2 to 3 inches on a home driveway. Dumpster pads, entrance drives and fire lanes take the most punishment and often need a thicker section or a separate repair before the rest of the lot is resurfaced. We mark those areas on the plan so you can see where the money goes.
Drainage on clay
Most lot failures we see around the Triad trace back to water. A low spot that holds a puddle after every storm lets water soak into the clay beneath, and the asphalt there breaks up first. Before paving, we check the slope toward inlets and the property edge, and we raise low areas or adjust grades where we can.
Full-depth repair versus overlay
If most of the lot is sound, failed areas can be cut out and rebuilt to full depth, and then the whole surface gets a new overlay. If large areas have alligator cracking or rutting, a full reconstruction may cost less over time. We walk the lot and give you both options when both make sense.
Working around your hours
Large lots are done in sections so customers and staff can still park. For churches we plan around service times, and for businesses we schedule early mornings, evenings or weekends where possible. Each section needs time to cool before traffic returns.
Striping and accessible spaces
Once the asphalt is down, the lines go back on. According to the Department of Justice, restriping a lot means the accessible parking has to meet the 2010 ADA Standards, including the number of accessible and van-accessible spaces, the access aisles and signage. We lay out the striping plan before the paint goes down.
What we need from you
A site plan or aerial photo, the number of spaces, your busiest hours, and any past repairs you know about. For new construction, the engineer's pavement design governs and we pave to it.

How It Works

We walk the lot, mark failed areas and check drainage to inlets.
2. Plan and phasing
You get a written scope, a section-by-section schedule and a striping plan.

Lines, arrows and accessible spaces painted once the asphalt has cooled.

Parking Lot Paving Questions
How long before cars can park on a new lot?
Fresh asphalt can usually take light traffic within a day once it has cooled, but heavy trucks and sharp turns should wait longer. In hot weather we keep sections closed longer to avoid scuffing.
Can you pave our lot without closing the business?
Usually. We split the lot into sections and keep an entrance and part of the parking open while each section is paved.
How often does a commercial lot need sealcoating?
HomeAdvisor suggests every 2 to 5 years, depending on traffic and exposure. Sealing protects the surface binder; crack sealing should be done first.
Do you handle ADA parking requirements?
We lay out accessible spaces, aisles and signage locations using the 2010 ADA Standards whenever we restripe. For new construction, the site plan approved by the city governs.
